25A Corridor
Study Comments
This Commentary is
submitted in response to the request by BFJ Planning that participants at the
25A All Hamlet Community Planning Forum held on May 22,2010 submit
written comments on the Route 25A Corridor Study.
The Shoreham Community
requests that a complete copy of comments be annexed as an exhibit to the Phase
I findings of the 25A Corridor Study.
Summary
- Shoreham wants to
retain its rural character.
- Shoreham does not
want an urban style
Hamlet
Center, as depicted in photographs
and described by the consultant for
Brookhaven
Town’s 25A Corridor
Study.
- Shoreham does not
want any expanded or new sewage treatment plant whose purpose is to facilitate
increased density.
- Shoreham does not
want any big box stores in its hamlet, as excessive retail capacity would
result in blight from having numerous vacancies in existing retail
stores.
- The preservation
of the DeLalio sod farm would be ideal to
maintaining the last large open –field agricultural site in
Shoreham.
- Shoreham does not
want high density “Mixed Use” development.
- Shoreham does not
want a Planned Development District (PDD), which typically have yields that
exceed the underlying zoning.
- Shoreham wants to
have the blight of the Shoreham Power Plant transformed into a ratable asset
for the community.
- Shoreham wants
Commercial Development kept to a minimum. Any commercial development must
prove to be a positive ratable for the community.
- Shoreham would
prefer to address its land use issues in an amended hamlet
study.
- Shoreham’s
position is that it doesn’t want a land use study crammed into this Corridor
study. The first phase of this corridor study was understood to be limited to
traffic and safety and related issues.
- Shoreham wants the
data and information required to make educated decisions for its community
made available in advance. It is the responsibility of those in power to
readily share and promote understanding of policies, definitions, and visions
for its residents.
